- No dwelling shall be constructed on any lot that is less than 1700 square feet of living area, excluding unenclosed porches, garages and carports. An attached garage or carport is required. Construction must be completed within 10 months from the date of the first delivery of materials to the site.
- No mobile home, vehicle, trailer or structure of any type shall be used on any lot for living purposes other than a single-family dwelling.
- A “For Sale” sign shall only be placed on the premise of the property for sale and the sign cannot exceed 6 square feet in size. Only one “For Sale” sign is allowed per lot.
- The owners of any lot may keep normal household pets, with a maximum of two dogs and four cats as permanent pets. No horses, cows, fowl, goats, swine, poultry or other animals of any kind are allowed.
- No trailer, utility trailer, van house trailer, travel trailer, bus or truck of the like shall be parked on the property unless enclosed with a garage. Motor or sailboats are permitted if screened by a fence or kept in a garage.
- Nothing shall be done on any lot which may be or become a nuisance to the neighborhood. No weeds, underbrush, refuse pile or other unsightly growths shall be permitted to grow or remain on any lot. Vegetable gardens shall only be grown in the backyard.
- All lots and homes shall be kept in a good state of repair and appearance comparable to the better surrounding properties. No waste or damages to the premises shall remain unremoved or unrepaired.
- No building, fence (wire not permitted) or other structure of improvement shall be erected or altered in this subdivision until it has been approved in writing as to the conformity with other structures and that it is deemed to be in harmony with the neighborhood. The plans must be submitted to the Architecture Control Committee in writing and the Committee must approve or deny the plans within fifteen days or it shall be deemed automatically approved.
- No outside television antennae shall be placed on any property except for a satellite dish type and it must be in a fenced backyard and not within ten feet of the property line. If the antenna is visible from the street, the owner may be required to place landscaping to prevent the antennae from being visible from the street.
- No trade, business, service or professional care, instructions, or manufacture of any kind or nature shall be conducted on a property.
- Care shall be taken that nothing placed in this subdivision will distract from the overall appearance.
- Lot owners are entitled to one vote per lot in the affairs of the Association. Only members who are current with their dues can vote in Association affairs.
